HomeStation is information, not advice. It exists to help you understand the New Zealand home-buying journey and your own documents in plain English. It is not, and does not replace, advice from a lawyer or conveyancer, a licensed financial adviser or mortgage adviser, a registered valuer, a building inspector, or any other qualified professional. About the AI features. When you upload a document, our AI reads the text and produces a summary, findings, and — where you have several documents for a property — combined insights. You should know:

AI makes mistakes. It can misread, miss issues entirely, overstate minor ones, or draw wrong connections. A clean AI summary does not mean a clean property.

It only sees what you give it. Analysis depends on the quality and completeness of the uploaded document. Scanned, partial, or poor-quality documents produce weaker analysis.

It assumes your documents belong together. Cross-document insights compare the documents you have uploaded against a single property. If you upload a document for a different property by mistake, the resulting insights will be wrong in ways that may not be obvious. Check you have uploaded the right file for the right address.

It is a starting point. Use the output to ask better questions of your lawyer, inspector, and adviser — not to skip them. Verify anything significant with the professional whose job it is.

It is not exhaustive. A builder’s report contains judgements only a professional inspection can make; a LIM has legal implications only a lawyer can advise on. The AI summarises documents; it does not inspect properties or interpret law for your situation.
About journey content. Our stations, checklists, and explainers are written from official New Zealand sources (including settled.govt.nz, Kāinga Ora, and LINZ) and reviewed for accuracy, but rules change and every purchase is different. Check current requirements with the official source or your professional before acting.
The bottom line: buying a home is the biggest purchase most people make. Use HomeStation to be the most informed person in the room — and still bring the professionals into the room.
